The solution lets users view and manage tenant maintenance requests, create tickets and assign them, automate payment reminders, and automate debits from tenant credit cards.

  • Cost to upgrade: Innago levies a 2% transaction charge on payments through ACH and 2.99% for credit/debit card payments. Users can check for criminal records, credit score, and eviction history of the tenant at a separate cost which ranges between $30 to $35.

2. Alphaletz

  • Starting price: Starts at $9 per month, billed annually. Includes first 10 units, connect up to two bank accounts, with unlimited document storage. 

  • Features available at starting price: Alphalets allows users to automate task reminder emails, generate pdf reports, and set up an online marketplace. It also lets businesses link suppliers, tenants, and owners in the system. Users can add properties, finance, and compliance data in the property dashboard.

  • Cost to upgrade: $19 per month, billed annually. 

  • Features available in advanced versions: Everything in the basic plan is included. It includes support for up to 25 units and allows users to connect up to five banks with their account. It also includes support via telephone.

  • Features available at starting price: Yardi Breeze offers features that allow small landlords to market and manage their listed properties. It supports various types of properties such as residential, commercial, affordable, self-storage, HOA/condo and manufactured housing. Yardi also offers a built-in accounting system to track revenue and expenses.

  • Features available in advanced versions: Its pricing plan includes all its features.

Understand the common pricing models:

  • Perpetual license: You pay an upfront sum for the license to own the software and use it in perpetuity. This is the more traditional model and is most common with on-premise applications.

  • Subscription: You pay a monthly fee to use the software for a specific amount of time. Subscription-based pricing gained popularity thanks to the increasing adoption of Software-as-a-Service (SaaS).

  • Open-source license: Open-source licenses are usually free of charge, which reduces your upfront investment. Implementation, integration, and ongoing maintenance; however, those can be major expenses.

Beware of these often overlooked costs:

  • Data migration: While this can be done in-house, you might want to pay the vendor to transfer your existing data to the new system.

  • Training: Web-based training is often included in your plan, but vendors might charge for in-person training.

  • Hardware and IT: This could be a major expense for on-premise software buyers who need their own servers.

  • Maintenance and upgrades: Some vendors charge for updates, patches, upgrades, and other maintenance activity.

To be considered for this list, products have to:

  1. Have at least 20 unique product reviews published on Capterra within the past two years, as of May 22, 2023.

  2. Qualify as a market fit by meeting our definition of Property management software: "Property management software helps landlords and real estate professionals track leases, residents and maintenance tasks, as well as collect rent and manage finances to reduce costs and streamline operations."

  3. Of the products that met the above criteria, the 25 with the highest functionality and value-for-money ratings were mapped on a scatter plot.

  4. From these 25 products, only those with publicly available pricing information on their vendor website were included in the price comparison table. Therefore, the price comparison table is a subset of the scatter plot.
